• Coolalinga Subdivision

The next chapter of Darwin’s exciting evolution will unfold in early 2014 when the highly anticipated Coolalinga shopping village and the first residential units in the subdivision are constructed.

At only 20 minutes’ drive from the Darwin CBD, Coolalinga is rapidly becoming an outer suburb of Darwin as well as the hub of the hugely popular rural area.

The community is already a thriving one, with a large shopping strip, and central to the city of Palmerston, the proposed ‘green city’ of Weddell and the $30 billion INPEX gas project.

When it’s complete, the five-stage Coolalinga subdivision will span 27 hectares on the eastern side of the Stuart Highway. Its centrepiece will be a sprawling shopping village anchored by major retailers Kmart and Coles, along with fast food outlets McDonalds and KFC, a Coles Express service station, 50 speciality stores, restaurants, cafes, offices and green public spaces. Stage one of the shopping centre will be 20,000 m2.

The subdivision will also include a mixture of single dwelling and medium density lots; homes for more than 400 new residents.
  • The Development

‘The Pavilions’ is the first residential development of the Coolalinga subdivision.

Forty-eight stylish one and two-bedroom apartments will be set over three levels and positioned in the heart of the subdivision, close to shops, restaurants and cafes.

Buyers can choose from three apartment styles, each with open-plan living, gourmet galley-style kitchen and spacious balconies, to make the most of the Top End’s fantastic outdoor lifestyle.

The main bedroom in all three apartment styles has an ensuite and all apartments are fully tiled and air-conditioned.

Slanting roof lines, clever splashes of colour and distinctive textural effects on external walls will blend with lush tropical landscaping to make The Pavilions a visual feature of the subdivision.

Construction on The Pavilions is due to commence in late 2012 for completion in 2013.

  • Why Invest?

Now is the time to invest in Darwin property.

Thanks in part to the Territory’s booming resources sector including the landmark $34 billion INPEX gas project, the new multi-billion dollar Marine Supply Base and increased mining activity in gold, phosphate and uranium Darwin is experiencing significant growth.

And while most other Australian capitals are suffering from a lack of buyers and an abundance of sellers, Darwin is experiencing the opposite.

These are ideal conditions for investors seeking a rental return.

In its September 2012 national property market analysis, Australian Property Monitors (APM) reported that Darwin again recorded significant rental growth over the July-September quarter.

At September 2012, Darwin’s median weekly rent for units was $530; by far the highest in Australia and a staggering 10.4% increase on the previous quarter and 15.2% higher than September 2011.

Darwin also has the country’s highest rental yield for unit investors at 6.1% for September 2012, outperforming both Melbourne (4.64%) and Sydney (5.13%).

For owner-occupiers, buying a Darwin home in the current market is a sound investment in both your lifestyle and a bright financial future. Real estate professionals agree the only way is up for Darwin property values, so now it the time to buy your dream home and reap the rewards.
  • Lifestyle

A rural lifestyle is a long-held dream of many Darwinians.

But until now, even the idea of living in Darwin’s established rural suburbs like Howard Springs or Humpty Doo has been out of reach for many, who can’t afford or have no desire to manage the larger multiple acreages typical of the region.

The Pavilions is the first chance for apartment buyers to secure the sought-after rural Darwin lifestyle.

To wind back the pace and get out of town, even though the city is only 20 minutes away.

To quieten down a bit and start enjoying the things that come from living in a place where urban meets rural. Like space and greenery and birdsong in the morning, but with a modern shopping centre, restaurants and cafes a stroll from your front door.

For the many workers on Darwin’s resources projects, The Pavilions is also an easy drive to work. But even if you work in Darwin or Palmerston, with a home in Coolalinga, your commute will only ever be about 20 minutes. That’s the same as the drive into Darwin from the northern suburbs. Or get active and do your bit for the environment by using Coolalinga’s fantastic new ‘park and ride’ bus facility.

This is your chance to finally get your own slice of Darwin’s rural lifestyle, with extra benefits that have never been available before.
  • The Developer

Gwelo, one of Darwin’s most well-known and respected developers, commenced operations soon after Cyclone Tracy in 1974. In the years since, Gwelo has helped shape Darwin’s skyline with almost 30 major construction projects delivered.

Gwelo’s first major high-rise building developments were at the Cullen Bay Marina Estate in the early nineties. Since then Gwelo has built many of the city’s landmark high rises, including the 28-level Mantra Pandanas, the Woods Street Commercial and Jacana House buildings ─ premium office complexes in the heart of Darwin.

Gwelo developed the Coolalinga subdivision in 2012. In early 2013 Gwelo will commence construction on the adjacent shopping village and begin building its own residential apartment projects in the Coolalinga subdivision, starting with ‘The Pavilions’. Another of Gwelo’s current projects is SOHO, a 28-storey luxury city apartment development in Woods Street.

Gwelo has a ‘green’ approach to every building program, which means potential environmental impacts in the areas of energy, water and waste are carefully considered. The company’s commitment in this area was recognised when Jacana House was bestowed with two prestigious national commendations: the Green Building Council of Australia’s ‘5 Star Green Star’ design rating, demonstrating best practice in the building’s environmentally sustainable design, and its 5 Star NABERS (National Australian Built Environment Rating System) rating.

Gwelo partners with a dedicated and professional team of the best local architects, engineers and subcontractors on every development.
